The role of price appraisal in a market economy
Appraisal plays a particularly important role in the market economy, expressed as follows:

     1. Functions and importance of price appraisal in a market economy

     - Advising on the value and prices of assets to help property owners and related parties and the public invest in decisions related to buying, selling, investing, lending assets.
     - Valuing the market value of the resources contributed to the market mechanism automatically optimally allocating resources and the Pareto economy.
     - Contributing to making the market transparent, promoting the development of the property market in the country as well as worldwide.
     - Creating favorable conditions for globalization and world economic integration.

   

2. Application and use of valuation results

    In a market economy, asset valuation is applied to many different economic purposes such as buying, selling, mortgaging, leasing, insurance, taxing, liquidation, investment, etc. The above economy, with the same asset, at the same time, the appraisal result will be different. Therefore, the valuation results will be used to make decisions in many different situations, such as:
    - Procurement, transfer, mortgage, insurance, tax calculation, compensation, leasing, ... assets.
    - As a basis for approval of foreign direct investment projects, investment projects on projects funded by the State capital, projects on equitization of state enterprises, estimates of funding allocation, financial procurement products from the state budget, government debt, foreign debt with government guarantee, ...
    - As a basis for merger, division, bankruptcy or dissolution of enterprises.
